The Need for Adopting Smart Technology in Real Estate

Hyderabad – the erstwhile city of Nizams is turning into a hot bed for real estate development in India and after bifurcation of Andhra Pradesh; it is competing with cities of Telangana and Andhra Pradesh for attracting investment from different channels. What makes Hyderabad real estate most attractive is the extensive use of smart technology in the city’s infrastructure for making the living standards of its citizens convenient and effective. It is not a surprise to find Greater Hyderabad having included in the list of “98 Smart Cities” of the list prepared by Ministry of Urban Development –Government of India.

The time is ripe to incorporate technology in infrastructure and build houses using smart technologies. The real estate industry must use smart technologies to help in accelerating the real estate development in Hyderabad to peak levels. Smart cities by definition make use of latest technological innovations to make the life of their citizens simpler and comfortable.

Therefore, the real estate developers of Hyderabad must take into account certain factors into consideration such as sanitation, public safety and health care while constructing buildings, layouts and other constructional works. In Hyderabad, there exists good infrastructure in certain locations such as Hitech City, Banjara Hills, Miyapur, Kondapur, and Gachibowli where builders and developers of real estate are embracing smarter and sustainable solutions for making this city habitable.

It rest on the shoulders of real estate developers to leverage the power of Information and Communication Technologies popularly known as ICT for management of real estate development. In developed economies like United States, innovation through ICT is improving services, reducing costs, improving productivity and helping in utilizing alternative materials and innovative construction methodology. Construction of smart buildings in Hyderabad must be taken at large scale thereby helping its residents to interact innovatively.

Hyderabad is the fifth largest city of India with an urban agglomeration covering more than 660 sq.kms and boasting some of the best infrastructure projects in the country, needs real estate firms that uses ”project versus investment” related approach to their IT systems to reduce costs and in improving their operational efficiencies and capabilities. The real estate builders of Hyderabad are slowly adopting green building practices to build homes that are cleaner, affordable, and sustainable as per the demands of their investors or building owners.

Adoption of smart technology by real estate developers-

Using smart technology would also attract more property buyers to localities implementing the ICT. Recently, builders are now incorporating smarter and sustainable solutions while constructing apartments, buildings in certain localities of Hyderabad that are packed with power back up, internet and Wi-Fi facilities, swimming pool, sport tracks, gyms and other amenities. The government of Telangana is also playing an important role in offering smart city solutions by entering into an agreement with Microsoft under its CityNext program to offer solutions for smart cities (Hyderabad) in Telangana.
